ABA was engaged to review the existing DA-approved design, and noted some improvements that could be made to the floor plans to achieve a better yield for the client. A new DA was prepared for the revised design, which including completely reworking the ground, first and second floors, resulting in an increase in yield from 20 to 23 individual studio rooms, an additional 140sqm of GFA within the same building footprint, and an improved aesthetic outcome. The materials chosen included an extensive use of recycled bricks and dark metal cladding to harmoniously suit the site context, especially the heritage-listed Ashfield Fire Station located opposite our building, whilst the interiors feature off-form concrete, dark kitchens, full-height glazing and black accents to suit the inner-city and high-density feeling of the locale.
